Tenant Responsibilities


Buildouts

  • You can build or update your unit internally with a licensed and insured contractor.

Maintenance & Repair

  • Repairs and remediation for damage and infestation caused by the tenant’s action or inaction.
  • Repairs, preventative maintenance, and updates to heating, air conditioning, etc. (replace air filters, lightbulbs, etc.)
  • Ordinary & routine maintenance and repairs for plumbing, electrical (lighting), machinery, and furnished (if any) equipment with the leased premises.

Common Area Maintenance (CAM) Charges

  • None

Double Net Lease

  • Tenants are responsible for paying property taxes and insurance. However, this is not a Triple Net Lease, whereas the Landlord covers all CAM Charges.

Maintenance & Repair

  • Exterior Preventative Maintenance: Caulking, painting, minor repairs to prevent damage, etc..

Common Area Maintenance (CAM) Charges

  • Keep the Common area in good repair. This includes cleaning, landscaping, maintenance, exterior lighting, signage, trash removal, and dumpster services.

Steps To Rent A Suite

  1. Meet together for a walkthrough
  2. Discuss with your spouse after the walk-through (pro-tip)
  3. Request a copy of the lease and review
  4. Sign the lease together with the First & Last month’s rent
  5. Go to City of Minneola for an Occupational License (they will need the signed lease)
  6. Schedule a Health Safety Inspection with the City of Minneola (we can do this together)
  7. Call power company and city utilities to transfer billing in your name (they may need a signed lease)
